    Properties From €20,000 Set To Ignite Buyer Interest

    The team here at Merlin Property have formed an association with Murphy Mullan Estate Agents, to put together an impressive catalogue of properties for our second auction, which takes place in the Radisson BLU Hotel, Golden Lane, Dublin 8 on Tuesday 22nd May at 2.30pm.
    The Auction will feature 20 residential, commercial & investment properties, many of which are mortgage free and being sold on behalf of private individuals and executor’s sales. Viewings of the properties, which are located in Dublin, Cork, Laois, Kildare, Galway, Cavan, Mayo, Meath and Wexford, start from Saturday 5th May 2012, checkout the viewing schedule here.
    Following our first auction last November, we formed a strategic alliance with Dublin based Murphy Mullan Estate Agents.     The collaboration has resulted in an increase in the number of auction properties from 10 to 20, as well as a strong representation across the market, with properties ranging from one and two bedroom apartments to a freehold six bedroom detached house with full planning for two three bedroom detached bungalows, commercial units and retail investment units.

     

    One property set to start the bidding is 1 Cois Abhainn, Ballyconnell, Co Cavan (AMV €20,000) which is being sold fully furnished and ready to rent or live in once purchased at auction. The current rent is €300 pm, and based on the AMV represents a rental yield of 15% for an investor.
    Other properties set to generate great interest include:Monkstown Snooker Hall in Monkstown, Co Dublin (AMV €250,000). This property was independently valued in 2008 at €1,250,000, the auction valuation represents a 75% decrease in price. This property is ideal for an investor, who is looking for a large multi-purpose commercial premises in Dublin.
    The Three Counties Pub & House Magney, Athy, Co Kildare (AMV €190,000) represents an excellent opportunity to purchase an unlicensed public house and a residence on the Main Street of Magney. This family owned premises was valued at over €1,000,000 in 2007.A three bedroom semi detached house in Hopkins Haven, Monasterevin, Co Kildare (AMV €80,000) represents exceptional value as houses of a similar size in County Kildare sold at auction in July of 2011 made €144,000 and more recently in November 2011 another made €137,000.
    The catalogue also includes three holiday homes in Clifden Glen, Connemara, Co Galway – with two three bedroom properties and a one bed in the auction (AMV €64,000, €55,000 and €50,000). In 2008, a three bedroom property in Clifden sold for €265,000. The popularity of the area both with Irish holidaymakers, and as a tourist destination means that these properties are ideal for those who wish to buy a holiday home for their own use and also to take advantage of rental incomes in high peak seasons.
    Other interesting investment opportunity includes, 36 Bruach Na hAbhann, Magney, Co Laois (AMV €80,000) is a newly built property with very attractive features including granite sills and lintels, under floor heating, and a high tech communication system to facilitate the highest quality home entertainment system.  The property also offers strong potential as an investment property, with average rental income for a property of this type in this area of €650pm, representing a potential rental yield of 8%.
