Checklist For Selling At Auction

If you would like to have your property included in our property auction, please contact the Merlin Property team who will arrange a free, no obligation auction consultation and we will advise you if your property is suitable for sale by auction or an alternative method.

Choose Your Auction Date

The first thing you must decide when selling your property at auction is the date you wish the property to go to auction. Details of our forthcoming auctions are available on our auction diary.

Complete Your Entry Form

Now that the auction date is decided, the next step is to complete an entry form, which will contain all information relating to the sale of your property. The entry form is available by contacting a member of our Property Team on 01 4395470 or . If there is a mortgage on the property, you will require a letter of authorisation from your mortgage provider for the sale of your property at auction. You will be required to supply two forms of identification, one to be a passport or drivers license and a utility bill issued within the last three months.

Set Your Reserve Price

The Merlin Property Team will advise you of a realistic selling price for your property and if necessary will assist you in arranging a current valuation for your property.

Complete Your Sales Contract

Our Property Team will send you a sales contract for completion and your entry fee is now due for payment.

Entry Fee

Merlin Property will charge on auction entry fee to include your property in our property auction. This fee is charged regardless of whether the property is sold or not. The fee will contribute towards the extensive marketing campaign to deliver your property to our global buyers platform. The fee will vary for each property depending on specific seller requirements. Our property team will be on hand to advise you on the best option for your property.

Letter of Authorisation to Merlin Property

This letter of Authorisation allows Merlin Property to ensure the smooth transition of your property into the auction process. It takes the stress from you in arranging the valuation, photographs, BER Certificates etc. Please note however that if you wish to arrange any or all of the above procedures you are free to do so.

Instruction To Sell

Once we have been formally instructed, your property will be inspected by one of our surveyors, measurements taken where appropriate, and the property will be photographed. Draft sales particulars will then be forwarded to you and to your solicitors for approval and/or amendments.

Your solicitor will be instructed to prepare a legal pack containing special conditions of sale, title documents, leases (where applicable), searches, planning documentation and office copy entries so that they are available to interested parties either by post or on line. Maximum Reserve Price

Prior to the marketing of your property for auction it is critical that a realistic guide price is set. Our Property
Team will recommend a current auction price for your property. If the reserve price is set at the recommended level then this will generate competitive bidding amongst prospective buyers. This will ensure the highest return on your investment with Merlin Property. Please note that your property will not be sold below the reserve price agreed with Merlin Property.
