Q. What are the benefits of selling my property at auction?

A. Selling at Merlin Property auctions will ensure that your property is showcased to a global buyer’s platform. Selling at auction provides a faster disposal option for your property than trying to sell your property privately.

Q. How do I sell my property at auction?

A. Call our Property Team on 01 4395470 who will be happy to answer any questions you may have.

Q. Do I need to have a solicitor to sell my property at auction?

A. Yes, you will require the services of a solicitor to complete the sale of your property. Our Professional Services guide provides details of solicitors who may be able to assist you.

Q. Do I need to advise my mortgage provider if I want to sell my property at auction?

A. If you have a mortgage on your property, prior to entering your property for sale, you will require a letter of authorisation from your mortgage provider. The letter of authorisation may take some time to obtain, so please contact your lender as early as possible.

Q. What are the fees for selling my property at auction?

A. The fee charged for the sale of your property will depend on the sale requirement. Please contact our Property Team on 01 4395470 who will provide a quotation to sell your property at auction.

Q. How will I receive deposit payment for my property when it sells at auction?

A. A balance cheque will be posted to your solicitor post Auction. This is done within 7 working days.

Q. When will I be paid for my property when it sells at auction?

A. Payment will be issued to your solicitor within 28 working days of the contract being signed. T&C apply.

Q. Will I be called if my property sells at auction?

A. Yes, if your property reaches or exceeds the maximum reserve price at auction it will automatically be sold. A member of the Merlin Property team will contact you when your property is sold at auction. If your property does not meet the maximum reserve price but receives a bid close to the reserve price, you will be contacted to see if you want to accept the provisional sale. Your Merlin Property expert will advise you on the best course of action in this situation.

Q. What is a provisional sale?

A. A provisional sale is where your property reaches a bid close to the maximum reserve price. The property will be provisionally sold to the bidder, however you are under no obligation to accept this bid.

Q. What is the maximum reserve price?

A. The maximum reserve price is the minimum amount you are willing to accept for your property.

Q. How do I decide on what reserve to put on my property to sell it?

A. A current valuation report will be required for all properties entered for auction. If you do not hold a current valuation (issued within the past three months) for your property, our Property Team will be able to organise a valuation to be carried out on your behalf. You may also organise your own valuation and our Professional Services guide provides details of valuers who may be able to assist you.

Q. Can I sell a foreign property through Merlin Property?

A. No. At present our property auctions are for properties for sale within the Republic of Ireland.

Q. Once my property sells at the auction, can the buyer cancel the sale?

A. This is very unlikely as once the hammer falls the buyer enters into a legal contract, however the buyer may cancel the sale and terms and conditions apply. Should this situation arise, your property may be entered into our next auction.
